Who Qualifies for FHA Loans?

Think you can only qualify for an FHA loan if you are a first-time homebuyer? Actually, it may surprise you to learn that FHA loans are more widely available than that. Many repeat buyers use them to finance their purchases. They are ideal for consumers buying their first homes, but they are not limited to first-time buyers.

Here are the eligibility criteria:

  • A minimum credit score of 580.
  • Proof of income dating back a minimum of two years.
  • No bankruptcies within the past two years.
  • No foreclosures within the past three years.
  • A clear credit alert interactive voice response system (CAIVRS) report.

FHA loans are only to be used on primary residences. They cannot be used for part-time vacation homes or additional homes you are purchasing as investments.
